Conservation Area Planning – Oxfordshire & The Cotswolds

Many villages and town centres across Oxfordshire and the Cotswolds are designated Conservation Areas. These areas are protected because of their special architectural or historic character, and any alterations to properties within them must respect and preserve that character.

Conservation areas often sit within the Cotswolds National Landscape (formerly the Area of Outstanding Natural Beauty), which adds another layer of planning sensitivity. As a result, proposals that might normally be straightforward can require careful design and supporting documentation.

Working within conservation areas

Planning rules within conservation areas can be more restrictive than in other locations. Changes that might normally fall under permitted development rights can require planning permission when a property sits within a conservation area.
